Silverton: Former Retail Warehouse on Max-Peters-Strasse in Duisburg Repurposed – Wellnest Spa Concept Successfully Delivered

Frankfurt, 10. Februar 2026 – Silverton Group (Silverton), acting as asset manager, has successfully overseen the repurposing of a former retail warehouse at Max-Peters-Strasse 4–6 in Duisburg. Following the repositioning of the property, Wellnest will operate the premises. The space was handed over to the tenant in June 2024 and, after extensive conversion works, the site opened now.
Silverton Group is responsible for the asset management of the property. The repurposing was triggered by the loss of the original retail use, which was no longer viable at the location over the long term. The building had previously been occupied by Staples, which filed for insolvency in 2022. Working closely with the tenant, a robust usage concept was developed that has addressed the vacancy at the site in a sustainable manner and created a future-proof outlook.
As part of the repositioning, the premises underwent a comprehensive refurbishment. The result is 17 “nests”; self-contained spa suites featuring a private sauna, sensory shower, whirlpool and relaxation area, each of which can be booked and used individually. Planning, the permitting process and the full implementation of the construction works were entirely the responsibility of the tenant, Wellnest.
Silverton provided structured guidance to the landlord throughout the process and offered active support. The lengthy and demanding conversion phase was deliberately supported through incentives, providing the tenant with early planning certainty and enabling the sustainable repositioning of the property.

Through this repurposing, a retail space that was no longer fit for the future has been transformed into a location-appropriate, economically viable use over the long term. The project highlights the importance of a creative, active asset management approach when developing workable future uses for existing buildings. In doing so, Silverton was able to draw on experience gained from the successful transformation of a car dealership into a Monkey Town indoor play centre in the immediate vicinity in 2021.
